Planning & Development

Planning & development

Carver Knowles are planning consultants who specialise in providing rural planning advice to enable well thought out development benefits from successful planning to release the true potential of property assets. They have experience dealing with the Local Planning Authorities (LPA) throughout Gloucestershire, Worcestershire and Herefordshire.

Identification of potential through local knowledge of planning policy is a fundamentally important starting point which can then be progressed with the promotion of the project throughout the planning process. In many cases we project manage other consultants who are often required in order to obtain planning consent.

Key projects include:

  • Conversion of barns
  • New farm buildings
  • Agriculturally tied dwellings/ Farm workers dwellings
  • Removal of agricultural ties
  • Equestrian developments
  • Diversification projects
  • Renewable energy

The team have considerable experience in the detail and requirements that are needed to ensure that a successful outcome is achieve. The details that can be completed by Carver Knowles include:

  • Application form
  • Design and Access statement
  • Justification of need
  • Landscape plan
  • Visual impact assessment
  • Agricultural justification
  • Building elevations

We also have recommended contacts for techinical reports such as levels surveys, flood risk assessments, traffic analysis and ecological surveys. Therefore no matter the demands of the LPA we can be sure an application can be submitted that will satisfy their requirements.

On a longer term strategic level we are involved in:

  • Identifying larger areas with longer term housing/commercial potential
  • Promoting areas of land for change of use to residental/mixed uses
  • Negotiation Options and other agreements

This work often involves working with other land owners, property developers and the planners to achieve a successful outcome and to maximise value. With this type of development our involvement will more than likely continue towards the marketing of, or negotiation of the sale of the property with the planning consent.
